Commercial

Commercial & fleet washing.

First impressions start at the curb. We keep storefronts, restaurants, rentals and managed properties sharp — on a schedule that works around your hours.

What you get

Cleaning that works around your business

Nobody wants a pressure washer running through the lunch rush. We schedule around your opening hours — early mornings, evenings or overnight — and we invoice on terms that suit a property manager.

Who we work with

Built for properties, not just houses

The commercial jobs we are booked for most on the coast.

Restaurants, retail & shopping centers

Entryways, sidewalks, patios and dumpster pads — the areas your customers actually walk over and smell.

HOAs, hotels & managed properties

Common areas, walkways, mailbox kiosks, pool decks and building exteriors, on one predictable schedule.

Vacation rentals & turnovers

Fast turnaround between guests so the driveway and lanai look right in the listing photos.

Schools, warehouses & construction sites

Large-footprint properties and post-construction cleanup, scheduled around your hours, not ours.

How we do it

Our commercial process

Walk the site, set the schedule, keep it consistent.

1

Walk the property with you

We look at every surface, agree the scope in writing, and flag anything that needs a different method.

2

Schedule around your hours

Work happens before opening, after close or overnight, whichever keeps your operation running.

3

Keep it on contract

Recurring visits at a set frequency so the property never gets back to the state it was in when we first saw it.

What actually happens on a commercial job

Commercial work starts with scheduling, not cleaning — we confirm hours, access, and whether the job needs to happen before opening, after close, or overnight so it never interrupts business. For managed properties with multiple buildings or units, we build one schedule that covers everything instead of treating each spot as a separate job.

Scope varies a lot by property type: a restaurant needs entryways, patios and a dumpster pad handled; an HOA needs common areas, walkways and building exteriors on a predictable rotation; a construction site often needs a post-build clean before final walkthrough. Whatever the property, we quote the actual scope up front and invoice on terms that work for a property manager, not just a homeowner.

Good to know

Commercial questions

What property managers ask us first.

Are you insured for commercial work?

Yes — we are licensed and insured, and we are happy to provide a certificate of insurance for your records before the first visit.

Can you work outside business hours?

That is how most of our commercial work is done. Early mornings, evenings and overnight are all normal for us.

Do you handle multiple locations?

We do. Tell us how many sites you are managing and we will build one schedule and one invoice across them.

How is commercial work priced?

By the property and the frequency, after a walkthrough. Recurring contracts come in lower per visit than one-off cleans.
